Search For New Joomla Template

I would like help to source a new quality and fast loading template for my site. I also want the flexibility to have the width reduced to 800

The template needs to look like a serious community as it is based on health. And I would like it to be suitable for Joomla 1.5 fast loading and modern.

I am also not totally happy with displaying retreats on SOBI 2 module and am considering Mosets Hot Property component but would like some advice on this. As Hot Property has its own directory of agents I will probably have to create a new site for this and link it to my site via a main tab.

I have looked at at least 100 templates from different sites and am just getting confused. I don’t mind paying for a template so it doesn’t have to be free. Also I can redesign the site logo so it doesn’t necessarily have to incorporate my site banner.
