I am a Realtor specializing as an exclusive Buyers Agent in the Wilmington NC area (I never list properties). My target clients are from out of town searching on the internet. I require a website that is easy to navigate, uncluttered and search engine optimized.
I hope at a minimum to incorporate:
• Simple, clean page design to draw attention to the “search” and “contacting us”
• Quick search (IDX feed) and more detailed search on left side of first page
• My picture on first page, but not front and center
• Name, email and phone number on every page
• Simple tabs: (just examples but not set in stone)

o About the area
o Local sales demographics
o Blog
o Contact us
Website criteria
• IDX feed incorporated
• Multiple domain names all pointing to one or two sites
• Iphone app link (already have the app)
• SEARCH ENGINE OPTIMIZED
• Compatible with all major browsers (and PDA friendly) and readily integrated with Google analytics
• No use of materials or resources that would infringe on any third party copy-rights
• Industry “best practice” standards to be followed during development to ensure optimal performance criteria (ex. optimal loading time of web pages, etc.)
• Ethical web standards used
• Contract should include: time line, transfer of ownership rights of intellectual property of the web design to the buyer and warranty that materials (including software) used do not infringe on any third party copyrights, and that the website will operate free from any substantial defects for at least 90 days after final delivery. (We can provide the contract or amend yours if it does not contain such elements).
